Drought, irrigation and the foundation watering myth

Foundation watering is not a myth. The version people repeat is wrong in both directions at once.

What the AgriLife guidance actually says

The most useful published guidance for North Texas homeowners comes from the Texas A&M AgriLife Research and Extension Center at Dallas, in a document called Protecting Foundations Under Dry Conditions. It is short, specific and almost never quoted accurately. Here is what it actually prescribes:

  • Place soaker hoses 8 to 18 inches away from the foundation — not against it.
  • Operate at low pressure, and run for several hours. Slow and long, not fast and brief.
  • Always install a backflow preventer before connecting to the faucet.
  • Use cycle and soak irrigation when water restrictions apply.
  • Plant vegetation around the foundation. Roots stabilise soil, and foliage shades the ground and reduces evaporation.
  • Create a dedicated irrigation zone for the foundation, or use drip or soaker hose on a timer.
  • Maintain a 2 to 4 inch mulch layer, but do not cover the foundation itself — that creates pest problems.
  • Monitor the gap between the soil and the foundation as an indicator that moisture has become a problem.

Each of those has a reason behind it. The 8-to-18-inch offset exists because saturating the soil immediately against the slab edge produces the opposite problem from the one you are solving. Low pressure over hours exists because this clay accepts water rapidly when it is cracked and very slowly once it is moist; a short burst at high pressure mostly runs off. The backflow preventer exists because a hose lying in wet soil connected to a house supply is a cross-connection.

What it does not say

Just as important, and this is where the myth grows.

It does not give you gallons or minutes. There is no published figure for how much water a foundation needs. Any number you have been given — so many minutes a day, so many gallons a week — came from somewhere other than the extension service. The guidance is about placement, pressure, duration and consistency, and it stops there for good reason: the right amount depends on the soil unit, the season, the slope, the trees, the shade and the house.

It does not promise that watering prevents foundation repair. It describes protecting foundations under dry conditions. That is a maintenance practice, not a guarantee, and nothing in it supports the claim that a soaker hose will stop a house from moving.

It does not tell you to water against the slab. The distance is stated explicitly for a reason, and it is the single most commonly ignored line in the whole document.

It does not tell you your city's watering days. Neither will this site. North Texas cities sit under water districts that move between conservation stages, and published schedules go stale quickly. Plano, for example, is a member city of the North Texas Municipal Water District and observes district and city conservation stages. Before you set a controller, check your own city's current rules and your district's current stage. AgriLife's answer to restrictions is technique rather than volume: cycle and soak, which puts the same water down in shorter bursts with soak intervals so it infiltrates rather than running off.

What the guidance does give you is the mechanism, in one sentence: when clay soil becomes extremely dry the soil constricts and the foundation sinks, and when moisture returns the clay expands and lifts the foundation, potentially closing cracks. That sentence is worth more than a schedule, because it tells you what you are trying to avoid — a large swing — rather than what button to press.

Getting it wrong in the dry direction

The first failure mode is the obvious one: doing nothing through a hard summer.

The annual dry-down here is not an anomaly. The dominant Houston Black series cracks half an inch to four inches wide at 12 inches depth during dry periods, and those cracks stay open 90 to 150 cumulative days in a normal year. In a drought year the perimeter dries harder and deeper than the soil under the middle of the house, which is shaded by the building and loses moisture slowly.

That differential is the classic recipe for centre lift, or doming — perimeter soil shrinking away while the middle stays put, the slab arching over a high centre, distress concentrating at the perimeter, exterior doors binding. Add a large water-demanding tree near the slab and you have a localised, aggressive dryer working on one corner of the house.

The dry-direction error is rarely a decision. It is usually a controller that was set for turf, not for the foundation, and a summer where nobody thought about the strip of ground within eighteen inches of the brick. Turf irrigation does not water a foundation. A dedicated zone, a drip line or a soaker hose on a timer does, which is exactly why AgriLife names all three.

Getting it wrong in the wet direction

The second failure mode is more common than people think, and it is the one produced by taking the advice enthusiastically instead of precisely.

Water piled against the slab edge causes the perimeter soil to swell while the interior stays comparatively drier. That is edge lift, or dishing, and its distress concentrates toward the interior of the house. The sources of it are entirely mundane:

  • Soaker hose laid tight against the brick instead of 8 to 18 inches out.
  • Heavy watering resumed abruptly after a dry spell, so water races down the open fissures and swells the perimeter fast.
  • Irrigation heads spraying the foundation or the veneer directly.
  • A leaking irrigation line — often invisible, and the only clue is one persistently soft area.
  • Downspouts discharging at the slab, or no gutters at all.
  • Grade falling toward the house, or beds and patios that pond against it.

The reason this is worse here than it would be elsewhere is permeability. Houston Black is moderately well drained with very slow permeability once moist. Water that reaches the perimeter and wets the clay does not then drain away. It stays, and the clay stays swollen for as long as it keeps arriving.

So: more is not better. The goal is not a wet perimeter. The goal is a perimeter that does not swing.

The real failure mode is inconsistency

If there is one thing worth taking from this page, it is this: uneven watering is worse than no watering.

Damage comes from differential movement. A slab that rises and falls uniformly does very little to the structure sitting on it. A slab where one quadrant is wet and the opposite quadrant is dry deforms, and it is that deformation that racks door frames, opens stair-step cracks in veneer and tents ceramic tile.

The two ways homeowners create differential moisture are almost universal:

  • Watering some sides and not others. The front is landscaped and irrigated. The side along the fence, the strip behind the garage and the shaded north elevation get nothing. That is a moisture gradient across the slab, applied continuously for years.
  • Starting and stopping. Watering diligently in June, forgetting in August during a trip, resuming hard in September after a rain. Each restart is a swing.

The corrective is unglamorous. Put the perimeter on a timer so it happens whether or not you are paying attention. Treat the whole perimeter, including the side you never look at. Change the programme gradually rather than switching it on and off. And if restrictions force a reduction, reduce everywhere rather than sacrificing one elevation.

AgriLife's monitoring tip fits here: watch the gap between the soil and the foundation. A visible gap opening around the perimeter tells you the soil is shrinking away, and it tells you before the doors do.

The termite tension nobody mentions

There is a genuine conflict in this advice and it deserves stating plainly, because the sources that recommend mulch and perimeter moisture rarely mention it.

The Texas Official Wood Destroying Insect Report — Form SPCS/T-5, administered by the Texas Department of Agriculture's Structural Pest Control Service, not by TREC — requires the inspector to record conducive conditions: wood rot, moisture, insufficient ventilation, wood-to-ground contact. Subterranean termites are endemic in North Texas, and slab-on-grade construction already puts soil in contact with the slab edge.

Deep mulch held against the slab and a permanently damp perimeter is, quite precisely, a conducive condition. So the foundation maintenance that protects the slab can produce a finding on the termite report.

The resolution is technique, not a choice between the two:

  • Keep mulch to the recommended 2 to 4 inches, and no deeper.
  • Keep it off the slab and off any siding or trim — AgriLife says not to cover the foundation, and this is why.
  • Keep the soaker hose 8 to 18 inches out, which also keeps the wettest band of soil away from the structure.
  • Keep the ground surface visible at the slab edge so a mud tube can actually be seen.

Note also that a WDI report is a separate document performed under a separate licence. A TREC inspector licence does not authorise it; the inspector must separately hold a TDA termite licence. Many hold both. Confirm rather than assume.

What an inspector can and cannot tell you about this

Under the Texas Standards of Practice, a real estate inspection is a limited visual survey and basic performance evaluation of the systems and components of a building using normal controls, and it is not intended to be a comprehensive investigation or exploratory probe to determine the cause or effect of deficiencies.

Most of the watering question sits comfortably inside that scope, because it is visible. An inspector can observe and report grade that does not fall away from the foundation, downspouts discharging at the slab, ponding and low spots, soil or mulch above the brick weep holes or over the slab edge, irrigation heads spraying the foundation or veneer, a visible gap between soil and slab, and large water-demanding trees close to the house.

An inspector cannot:

  • Measure the soil moisture profile under the slab. Inspectors are not required to inspect anything buried, hidden, latent or concealed.
  • Evaluate sub-surface drainage systems — French drains and area drains are outside the required scope.
  • Find a buried irrigation leak. A soft area is an observation; locating the break is a plumbing or irrigation service call.
  • Determine that a given watering practice caused a given crack. That is engineering causation, and it is a different licence.
  • Tell you the correct schedule for your lot. Nobody can, which is the honest answer this page is built around.

Is foundation watering a myth?
