What hail damage to a shingle physically is
The technical literature the insurance industry actually argues over is Haag Engineering's published research, and it defines the term everyone else uses loosely. Functional damage to any roofing is defined as diminution in its water-shedding capability or reduction in the expected long-term service life.
Fractures start on the bottom. Impact-caused fractures initiate in regions of maximum tensile strain on the bottom sides of shingles and propagate toward the top. The reinforcing mat breaks from the underside first, which is why a shingle can look very nearly intact from above and still be functionally damaged — and why a photograph from the ground or a drone cannot settle the question.
Bruising is felt, not seen. The fracture may not be obvious visually in the top surface, but it can be felt with the tips of the thumbs or fingers as a localised soft spot. Haag's own analogy is that it feels like a bruise in an apple. That is why competent hail assessment is a hands-and-knees, slope-by-slope, test-square exercise performed on the roof.
A real hit also marks the top. An impact with energy sufficient to fracture the shingle necessarily leaves an identifiable mark in the top surface — granules dislodged, the surface dented inward. Genuine functional damage shows both a surface mark and a fractured mat.
Which brings us to the myth that costs North Texas homeowners the most argument. Haag's testing found that granule loss from a location struck by a simulated hailstone that did not fracture the reinforcement did not affect the shingle service life. Granules in the gutter after a storm are not, by themselves, evidence of functional damage.
Why roof age and house age come apart in North Texas
The most useful comparative fact available: in 2025 the United States recorded 5,432 hail events, and Texas ranked first with 902 major hail events — against 375 in Kansas, 369 in Oklahoma and 315 in Nebraska. Texas's count is roughly two and a half times the second state. The National Insurance Crime Bureau reports Texas has led the country in hail claims for eleven consecutive years.
So in Dallas-Fort Worth, the age of the roof and the age of the house are two different numbers, and neither predicts the other. A 1993 house may well have a 2019 roof paid for by a carrier. A genuinely original roof on a 1990s DFW house is unusual enough to be a finding in itself.
Working out when the roof was actually replaced
- The permit record. The most reliable evidence by a wide margin — a re-roof generally requires a permit, and the city's history carries a date.
- Mixed-vintage components. New shingles surrounding chalky, sun-faded turbine vents, ridge vents, drip edge or pipe boots is the signature of a low-bid, shingles-only re-roof. The accessories tell you the age of the original roof.
- Multiple generations of pipe boots on one slope, or a ridge vent running only part of the ridge.
- Attic-side nail evidence. Two distinct patterns of nail points through the decking, or daylight at abandoned fastener holes, records a prior re-roof when nothing on the surface does.
How often hail actually falls here
Almost every claim you will read about North Texas hail frequency is a count of reports filed with the National Weather Service. That is not the same as a count of hailstorms, and the difference is large enough to reverse the conclusion.
We pulled the full NOAA National Centers for Environmental Information Storm Events record for Collin, Dallas, Denton and Tarrant counties, 1996 through 2026 — 2,820 hail reports — and counted two things separately: how many reports each county generated, and how many distinct days each county had hail on. A single storm crossing a populated area generates dozens of reports. The same storm crossing farmland generates two. Counting days removes most of that distortion.
Reports mislead. Days do not.
By report count the four counties look wildly different. Tarrant records 1,068, Denton 693, Collin 538, Dallas 521. Read as hail frequency, that says Tarrant gets twice the hail Dallas does.
It does not. Dallas County is by a wide margin the most populous of the four, and it records the fewest reports. Denton County is among the least populous and records the second most. If reporting simply tracked population, that ordering would be inverted.
Now count days with at least one hail report:
- Tarrant — 226 hail days over 31 years, about 7.3 a year
- Denton — 197 days, about 6.4 a year
- Dallas — 185 days, about 6.0 a year
- Collin — 168 days, about 5.4 a year
A spread of roughly two to one in reports collapses to roughly one and a third to one in days. The remaining gap is real — the western and northern edge of the metroplex does take marginally more hail than the eastern side — but it is nothing like the difference the raw counts suggest. The giveaway is reports per hail day: 4.7 in Tarrant, 3.5 in Denton, 3.2 in Collin, 2.8 in Dallas. That ratio is not weather. It is who was standing outside with a phone.
The number that matters to a homeowner
Most hail does nothing to a roof. The threshold where a composition roof is genuinely at risk is around two inches, and that is rarer and far more evenly distributed than the headline figures imply:
- Tarrant — 33 days with two-inch-plus hail in 31 years
- Denton — 30 days
- Dallas — 30 days
- Collin — 26 days
That is close to one day a year, per county, on which hail large enough to threaten a roof falls somewhere in that county. Not on your street. Somewhere in an area of six hundred to nine hundred square miles. The chance that any particular roof is under it on any given year is a small fraction of that.
Across all four counties there are about 13.5 calendar days a year with hail reported somewhere. The largest single day in the record is 27 May 2024, which generated 113 reports across Dallas, Denton and Tarrant. The largest stone on record in the four counties is 5.90 inches, in Denton County on 15 June 2023.
Why you cannot read a trend from this
Severe-hail reports have risen sharply. Restricting to stones of one inch or more — the current severe criterion — the annual rate roughly doubled in Tarrant and Dallas after 2009, and roughly tripled in Denton and Collin.
That is almost certainly not a change in the weather. Three things happened to the record over the same period: spotter networks expanded, nearly everyone acquired a camera and a way to report, and the insurance industry became far more attentive to hail. Reporting density rose; that is what the curve is measuring.
There is a second discontinuity buried in the same data. In January 2010 the National Weather Service raised the severe hail criterion from three quarters of an inch to one inch. It shows: sub-one-inch stones account for 42 per cent of reports before 2010 and 20 per cent after. Counts either side of that date are not directly comparable, which is a caveat you will not find attached to the hail statistics on a roofing company's website.
Use this data for what it can honestly support: the season, the size distribution, the dates of the big events, and roughly how often a county sees roof-threatening hail. Do not use it to argue that hail is getting worse, and do not use it to compare one county against another as though the reports were a census.
What is not hail
Haag is equally clear that many aberrations in granule coatings are unrelated to hailstones — manufacturing deficiencies, mechanical damage during application or maintenance or caused intentionally, and natural weathering. Knowing the look-alikes separates an assessment from a sales pitch.
- Blistering. Bubbles in the coating asphalt that pop and leave granule-free craters. Blister craters are typically round, uniform in size, randomly distributed across all slopes, with no fractured mat underneath. Hail bruises are directional, concentrated on storm-facing slopes, and do have a fractured mat. Haag also notes that pre-existing blisters deteriorate when struck by even small hailstones — which is how a blistered roof gets sold as a hail roof.
- Mechanical and foot-traffic damage. Scuffs, granule drag marks, cracked tabs along a walking route, and damage from whoever installed the satellite dish or serviced the rooftop equipment. Marks that follow a path to a mechanical unit are not weather.
- Natural weathering. Uniform, whole-roof granule thinning with exposed asphalt across every slope, worst on the south and west exposures. That is age — a budgeting question, not a claim.
- The soft-metal cross-check. Gutters, downspouts, vent caps, flashing, condenser fins, window screens and mailboxes record hail impacts even when a shingle does not. Roof-only damage with pristine soft metals everywhere else is a red flag worth raising out loud.

What an inspector can and cannot tell you
One: the Standards of Practice exclude it by name. Under roof covering materials, a Texas inspector is not required to identify latent hail damage, and is not required to determine the remaining life expectancy of the roof covering or the number of layers. Those three exclusions cover almost exactly the three things a buyer most wants to know about a North Texas roof. An inspector who volunteers an opinion on any of them is doing you a courtesy that lives outside the Standards, and it should be read as opinion, not finding.
Two: the inspection is defined as limited. It is a limited visual survey and basic performance evaluation, expressly not intended to be a comprehensive investigation or exploratory probe to determine the cause or effect of deficiencies. Adjudicating hail is a cause-and-effect investigation on a specific date of loss.
Three: it is a different question asked to a different standard. The inspector answers what the observed condition is today. An adjuster answers whether there was a covered loss, on what date, and what the policy owes. A roof can be in poor condition and not be a covered hail loss; a roof can carry a covered hail loss and still be shedding water perfectly well.
Four: the inspector may not have been on the roof. The Standards permit declining roof-level access where the inspector cannot safely reach or stay on the roof, or where significant damage to the covering may result from walking it — but require the report to state the vantage point from which the roof was inspected. Read that line first. A roof inspected from the ground, from a ladder at the eave, or by drone has not been touched, and bruising is a tactile finding.
If the report flags possible impact marks, take it to a roofing contractor, the carrier's adjuster, or a licensed public adjuster — Texas licenses public adjusters — and, for a causation or date-of-loss dispute, a forensic engineer. How the money actually works
The Texas Department of Insurance frames it simply. Replacement cost coverage pays to repair or rebuild based on current costs. Actual cash value coverage pays less, based on the age and condition of your home. On roofs specifically, TDI states that the amount an actual cash value policy will pay depends on how old the roof is.
TDI publishes an illustration that makes it concrete. For a $10,000 roof replacement with a $4,000 deductible, an actual cash value policy nets roughly $4,500 on a five-year-old roof, $3,000 on a ten-year-old roof, and nothing at all on a twenty-year-old roof. That is TDI's example, not a market price, and the arithmetic is the point: replacement cost, minus depreciation calculated against roof age, minus the deductible. On an aging roof those two together can consume the entire claim.
That is the whole explanation for the sentence every North Texas neighbourhood hears after a storm: my neighbour got a new roof and I got nothing. Same hail, different policy form.
Three structural points follow, all of which are questions to ask rather than facts to assume:
- Many Texas homeowner policies carry a separate percentage-based wind and hail deductible — a percentage of dwelling coverage rather than a flat figure. On a large house that is materially more than the all-peril deductible.
- Under replacement cost, carriers typically pay actual cash value first and release the withheld recoverable depreciation only after work is completed and documented. A buyer inheriting an open claim needs to know whether it has been recovered.
Then get an actual insurance quote on the specific address during the option period. Roof age, the property's prior claim history — carriers query loss-history databases on the address, not on you — and the roof's present condition all affect premium and, increasingly in North Texas, eligibility. What people get wrong
"There were granules in the gutter, so we have hail damage." Granule loss without a fracture of the reinforcement did not affect service life in Haag's testing. Granules wash off every roof in every rain, and off an older roof faster. It is the most visible symptom and one of the least diagnostic.
"How many years does a shingle roof last in Texas?" We will not give you a number, because there is no reliable published one for a hot, high-ultraviolet, hail-exposed climate. Every figure in circulation traces back to warranty terms or contractor marketing. The honest regional statement is more useful anyway: in Dallas-Fort Worth the practical determinant of a roof's life is usually the next hail event, not oxidation.
"Class 4 shingles cannot be damaged by hail." UL 2218 is a laboratory steel-ball impact classification at a defined energy — Class 4 corresponds to 23.71 foot-pounds. It is a resistance rating, not immunity.
What to do about it
Establish the roof's age from the permit record, not from conversation. Then compare it against the accessories: if the vents, boots and drip edge are visibly older than the shingles, you are looking at a partial re-roof, and the parts not replaced are the parts that need attention first.
Get a carrier quote on the address inside the option period. This is a genuine transactional risk in North Texas now, not a formality. Ask specifically about the wind and hail deductible structure, whether roof coverage is scheduled or endorsed to actual cash value, and whether roof age affects eligibility at all — not just price.
If impact marks are noted, escalate to the right specialist. A roofing contractor or adjuster settles condition and coverage. A forensic engineer settles causation and date of loss. An inspector settles neither and should not be asked to.
Do not let anyone convert normal ageing into a claim narrative. Uniform granule loss across all slopes with no fractures and no leaks is a roof getting older. That is a budgeting conversation and at most a monitoring item.
If the roof is near the end of its useful life with no active leak, treat it as a budget item and confirm insurability now rather than after closing. A roof that is uninsurable at a reasonable premium is a materially different purchase from the same roof insured.

Why does my neighbour's claim get paid and mine does not?
Almost always the policy form rather than the damage. Add a percentage-based wind and hail deductible on a larger house, and an older roof can produce a zero payout from the same storm that replaced the roof next door.
Should I get the roof inspected by a roofer instead of a home inspector?
They answer different questions, and on a North Texas roof you may want both. The home inspector gives you an independent report on observed condition across the whole house, with no financial interest in the result. A roofing contractor can walk and probe the roof for hail assessment, lift shingles, and quote work — and is compensated when the answer is replacement. Use the inspection to decide whether the roof warrants a specialist look, and read any free storm-damage assessment with the incentive in mind.
