Not an inspection. No page here substitutes for an inspection of an actual property by a licensed inspector who has been inside it.

Not an engineering determination. Under the Texas Real Estate Commission's Standards of Practice, a real estate inspection is a limited visual survey and basic performance evaluation. It is expressly not a comprehensive investigation into the cause or effect of a deficiency. Determining the cause of foundation movement, or specifying its repair, is the work of a licensed professional engineer.

No prices. This site deliberately publishes no repair costs. Where cost is discussed, it is discussed structurally.

No figure without a source. Where a commonly quoted number has no reliable primary source, we say that instead of repeating it. Readers occasionally find this unsatisfying. It is still better than the alternative.

Verify licences. Any Texas inspector licence, including ours, can be verified through the Texas Real Estate Commission.
