What cast iron drain pipe actually is
Cast iron soil pipe was the standard drain, waste and vent material in North Texas houses for most of the twentieth century. It carries wastewater by gravity from the fixtures, through the building drain under the slab, out to the lateral and into the city main. It is not pressurised, and holds water only when something drains.
Two joint families turn up, and the difference matters when someone quotes a repair. Hub-and-spigot pipe has a flared socket at one end that receives the plain end of the next length, originally packed with oakum and sealed with molten lead and later with a rubber gasket. Hubless pipe has plain ends joined by a neoprene sleeve inside a stainless steel clamp, and belongs to later construction. Hub-and-spigot joints are the ones that pull apart when the ground moves, because the connection depends on the two pieces staying seated. Wall thickness varied too, between service weight and extra heavy, which is one reason two houses built the same year on the same street can be in genuinely different condition.
The era assignment is broad and should stay broad. Cast iron gave way to PVC through the 1970s into the 1980s, and no cutover year can be documented for any DFW city. The screening assumption a buyer can safely use: a slab house built before roughly 1980 has cast iron under it until a camera shows otherwise, a house after the mid-1980s is probably PVC, and the decade between is genuinely mixed.
Four failure modes that get called one thing
Four separate phenomena get lumped together as the cast iron is bad. They have different causes, consequences and fixes.
Channelling. Wastewater runs along the bottom of a gravity drain, the invert. That surface stays wet, sees everything the household pours down it, and corrodes preferentially, cutting a trough along the bottom of the pipe and eventually a slot. On camera it reads as a rust-coloured channel at the six o'clock position with the wall visibly thinned or open. This is the classic residential cast iron failure, and it is a bottom-of-pipe phenomenon.
It is worth knowing what channelling is not. Crown corrosion attacks the top of the pipe, where bacteria oxidise off-gassed hydrogen sulphide to sulphuric acid. That is a documented mechanism in municipal collection systems, and a far smaller factor in a short residential lateral. Content blaming crown rot for a house re-pipe has borrowed a municipal problem.
Scale and tuberculation. Corrosion products build inward into the bore. The rough, mineralised interior reduces effective diameter, slows flow and catches paper, grease and solids, which is why an old line backs up long before it leaks anything. Scale is a capacity problem; channelling is a structural one. A line can have heavy scale and no hole, or a clean bore and a hole.
Bellies and sags. A low spot where the pipe has lost continuous fall, so water and solids stand in it. This is a soil story rather than a pipe story: Blackland Prairie clay shrinks and swells seasonally, and a rigid pipe bedded in it gets displaced.
Joint separation, offsets and shear. Soil and slab movement pulls hub-and-spigot joints apart, rotates them, or shears the pipe at a stiff point — typically where the line passes through the slab or under a beam. This couples plumbing to foundation in both directions: movement breaks the pipe, and the broken pipe saturates the soil and drives more movement.
Why nobody can tell you how long it has left
This is the most asked and worst answered question on the subject. No primary engineering authority publishes a service life for residential cast iron drain pipe under a slab. The figures circulating in consumer content, generally 50 to 75 years or 50 to 100 years, have no traceable source. They are repeated because they are repeated.
One attributable Texas figure exists. Professional Engineering Inspections, Inc., a Texas registered engineering firm, states that cast iron has a life expectancy of 40 to 60 years in our soils and recommends drain testing on houses built before the 1970s. A named Texas engineering firm speaking about Texas soils in its own words is defensible in a way a bare number on a contractor's website is not.
The more useful answer is why the estimates scatter. Cast iron has no service life the way a battery has a shelf life. The rate of metal loss depends on:
- Original wall thickness — service weight against extra heavy is a different amount of metal to lose.
- Effluent chemistry — forty years of a garbage disposal, cooking grease and caustic drain cleaners is not the same history as forty years without them.
- Flow and dwell time — water standing in a belly corrodes the invert far faster than waste that keeps moving.
- Soil chemistry, moisture cycling and resistivity — external corrosion runs on its own clock, and wet-dry cycling in Blackland clay is aggressive.
- Mechanical loading and differential movement — a pipe displaced repeatedly fails long before a chemically identical pipe that has not been.
- Whether a previous owner replaced part of it already — partial replacements are common and rarely disclosed.
Because every one of those is house-specific, an age-based estimate is a screening heuristic, not a prediction: age tells you whether to look, and only a camera and a test tell you what you have. One corollary buyers miss — white PVC at the yard cleanout proves nothing about what is under the slab.
What an inspector can and cannot determine
A Texas real estate inspection is a limited visual survey and basic performance evaluation using normal controls, expressly not intended to be a comprehensive investigation or exploratory probe to determine the cause or effect of deficiencies, and inspectors are not required to inspect anything buried, hidden, latent, or concealed (22 TAC 535.227). A drain line encased in concrete is all four words at once.
Within the plumbing standard (22 TAC 535.231), the inspector shall report the location of the water meter, the location of the main water supply shutoff valve, the static water pressure, and the visible material used for water supply lines and drain lines. The inspector shall report as Deficient the presence of active leaks, deficiencies in waste pipes, deficiencies in fixture drain performance, and deficiencies in the installation and termination of the vent system.
The same rule then lists what the inspector is not required to do, and one item settles this topic: the inspector is not required to inspect for sewer clean-outs. Camera inspection of the building drain is not in the standard at all. So an inspector can report that the visible drain piping is cast iron and where the material transitions are, and can report a slow fixture drain. An inspector cannot tell you the condition of the pipe under the slab, cannot run a camera or a static test within the standard inspection, and cannot determine causation.
None of that is an inspector cutting corners. It is the rule, and it is why a sewer scope is an ancillary service ordered separately. The practical consequence is scheduling: ancillary services stack inside the option period, so the general inspection has to happen in the first day or two if a scope and a static test are still going to fit.
What replacement actually involves
There are three approaches to replacing drain line under a slab. They are not interchangeable, and the choice has structural consequences that rarely appear in a quote.
Tunnelling
Crews dig access tunnels from outside the perimeter, under the footing, to the failed line. The slab is never cut, nothing inside is demolished, and on a post-tensioned slab the tendons are never at risk. The cost is extensive excavation, and one thing must be got right: the tunnels have to be properly backfilled and compacted. A poorly backfilled tunnel leaves a void and produces exactly the settlement the owner was trying to avoid — invisible once the yard is restored, which is why it belongs in the contract.
Cutting through the slab
Floor coverings come up, the slab is saw-cut, the trench is dug inside, the pipe is replaced and the slab is patched. Cheaper on labour, brutal on the household, and the patch is a discontinuity forever. On a post-tensioned slab this option carries real danger: cutting a stressed tendon releases that energy and permanently removes engineered capacity. The mitigations are tendon location by ground-penetrating radar or electromagnetic scanning before any cut, and an engineer directing the cut and repair detail (Post-Tensioning Institute, Technical Note 21).
Lining and pipe bursting
A resin-saturated liner is cured in place inside the existing pipe, or a bursting head fragments the host pipe and pulls new pipe through behind it. Both avoid excavation, and both have limits vendors under-disclose. Lining reduces internal diameter, does not correct a belly — it reproduces the existing alignment, low spot included — and requires branch connections to be reinstated, which under a slab may not be practical. Badly deformed or collapsed pipe may not be linable at all.
Plumbing in Texas is licensed by the Texas State Board of Plumbing Examiners, and a plumber operates under a different regime from a TREC inspector, with different rules about selling the repair they recommended.
What to do about it
Scope it before you close, and treat the material as expected rather than alarming. On a pre-1980 slab house, cast iron underneath is the normal case. Discovering it is not the finding. Closing without knowing its condition is.
Separate structural findings from maintenance findings. Scale and roots are one class of problem; a hole, a fracture, an offset joint or a collapse is another. A report that blurs the two, or never says where the camera stopped, has not told you enough.
A camera and a static test answer different questions. A camera shows what the pipe looks like now; a static test shows whether it holds water; neither answers how long you have. If the finding is scale with good flow and no standing water, this is an ageing system to plan for rather than an emergency, and a repeat scope in a year is legitimate advice nobody is paid to give.
Price it structurally, not from a single number. Cost is driven by the length and depth of line involved, whether the failure is under the house or the yard, whether access is by tunnel or interior cut, how much is replaced against spot-repaired, and whether the slab is post-tensioned. Two quotes on the same house can differ by a multiple because they are scoped differently, not because one contractor is dishonest. Get the scope in writing, in tiers.
Fix water before you fix foundation. If the house also shows movement, a plumbing test comes before any pier proposal. Lifting a slab over a line that is still leaking repairs the symptom while the cause runs on.

I can see PVC at the cleanout. Does that mean the cast iron was replaced?
No. Mixed-material systems are the norm in older North Texas houses, because prior repairs replaced whatever had failed and left the rest in place. It is entirely common to find PVC from the cleanout out to the city main and original cast iron under the slab, or the reverse. Visible material at an accessible point proves only what that point is made of. If a prior replacement matters to your decision, ask for the permit record and the written scope of the earlier work.
Is cast iron a reason to walk away from a house?
Rarely by itself. Cast iron is the expected material under a pre-1980 slab in this region, and plenty of it is still functioning with scale and surface corrosion and no leak. What changes the answer is evidence: channelling with visible wall loss, a confirmed leak on a static test, repeated backups, or foundation movement that a plumbing test has tied to the drain. Those are negotiation items with real numbers behind them. The presence of the material alone is a reason to investigate, not a reason to leave.
Should I replace cast iron before it fails?
Not on age alone. Replacing sound pipe is an expensive answer to a question nobody has asked yet, and under-slab replacement is disruptive in ways that go beyond the invoice. The defensible sequence is to scope the line, run a static test if the camera or the house history gives you a reason to, repair or reline what is demonstrably failing, and re-scope in a year if the finding was borderline. If a contractor proposes full replacement from a camera pass alone, ask which specific defects drive that recommendation and what the alternative tiers are. A proposal with exactly one option is a sales document.
