Reading interior distress — cracks, doors, floors

Interior distress tells you the house has moved. It does not tell you the house is damaged.

Interior distress is evidence, not a diagnosis.

What interior distress actually is

Interior distress is the collective name for what movement in the soil, the foundation and the framing looks like once it reaches the finished surfaces you live with. It is a symptom set, not a defect.

The list an inspector works through inside a North Texas house is short and specific. Sheetrock cracking, especially radiating diagonally from the upper corners of door and window openings and along ceiling-to-wall junctions. Separated crown moulding and trim joints. Doors that rub the jamb head, will not latch, or show an out-of-square reveal. Floor slope, measured with a level, a marble or a floor elevation instrument. Cracked or tented ceramic tile. Separation at an interior masonry fireplace. Cabinet doors and drawers gone out of alignment.

Every one of those is an observation. None is a conclusion. That distinction is the whole point of this page, and it is the one the North Texas market has the least commercial interest in making — because a crack is the cheapest possible lead for a company that sells piers.

Why a North Texas house moves the way it does

Dallas-Fort Worth houses sit on Blackland Prairie clay. The dominant soil series, Houston Black, is classified by the USDA as a Vertisol — a soil defined by shrink-swell behaviour rather than one that merely exhibits it. Its official series description records cracks 1.3 to 10 cm, roughly half an inch to four inches, wide at 12 inches of depth during dry periods, staying open 90 to 150 cumulative days in a normal year. The ground under the house opens and closes annually. It is not an event.

That movement reaches the structure in two shapes, and the shape is diagnostically useful.

Center lift, or doming

Perimeter soil dries and shrinks — drought, a large water-demanding tree near the slab, irrigation that never reaches the slab edge — while soil under the middle stays comparatively moist. The slab arches over a high centre. Cracking concentrates near the perimeter, and doors and windows in exterior walls bind.

Edge lift, or dishing

Perimeter soil takes on moisture — heavy rain after a dry spell, overwatering, a leaking irrigation line, negative grade, downspouts at the slab — and swells, lifting the edges relative to the centre. Cracking concentrates toward the interior.

North Texas houses commonly cycle between both across one year, with a consequence almost nobody mentions: two floor elevation surveys taken in different seasons can legitimately disagree, and neither is wrong. An elevation map handed over with no date and no rainfall context is not telling you what it appears to.

Reading cracks, doors and floors

Cracks

What matters is pattern, location, displacement and change over time, in that order. Diagonal cracking from the upper corner of a door or window is the expected stress-concentration location in a framed wall. A hairline crack there is the most common finding in the region and, alone, means very little. A crack with offset — one side moved out of plane so you can catch a fingernail on the step — is a different observation, because offset implies differential displacement rather than shrinkage.

Crack-width thresholds are quoted everywhere: an eighth of an inch is fine, a quarter inch is serious. We will not publish one, because there is no authoritative source for it. Those numbers circulate through marketing until they sound official. What is defensible is that a narrow crack that widened measurably across two seasons is more informative than a wider one that has done nothing for a decade. Photograph it, date it, mark each end, measure it.

Doors

A door is a large, precisely fitted rectangle in a wall, which makes it the most sensitive movement gauge in the house — more sensitive than the drywall. Read the reveal all the way round: a gap that tapers tells you the opening is out of square and in which direction. Read doors together with the cracks, because they should agree. Binding doors in exterior walls plus perimeter cracking points at centre lift; interior doors and interior cracking point the other way.

Floors

Floors are where anxiety runs furthest ahead of evidence. Slabs are poured to a construction tolerance, not to laboratory flatness, and a house that has ridden thirty wet-dry cycles will read out of level somewhere. The meaningful observation is the shape of the surface — a smooth dish or dome across the plan, versus a sharp local break or step suggesting a discrete problem — and whether it corroborates the cracks and the doors. Tile cracked in a straight line across a room says the substrate moved beneath it.

Cross-check one thing before escalating anything: is there a plumbing correlation? Slab movement shears under-slab drain lines, and a leaking line saturates soil and causes localised heave or washout. Localised floor distress over a wet-service area is the strongest argument there is for a plumbing static test before anyone mentions piers.

The ceiling stain that is neither the foundation nor the roof

A brown ring on a ceiling is the interior finding most reliably misattributed, and the correct answer is very often none of the obvious candidates. Three things produce it in a North Texas house:

  • A roof or flashing leak. Water enters at a penetration, travels along a rafter, a truss chord or the back of the sheathing, and appears several feet away. The stain does not mark the entry point.
  • A condensate failure at the attic air handler. In DFW the air handler and most of the duct run live in the attic. A clogged primary condensate line, an overflowing secondary pan, or a sweating plenum stains a ceiling exactly as a roof leak does. It is a mechanical finding presenting as a roof finding.
  • Attic condensation. Bath and dryer exhaust terminating inside the attic rather than outdoors is among the most common findings in the region, and humid discharge condensing on cool surfaces produces staining, damp insulation and rusted nail points with no leak anywhere.

Season and pattern are the tell. A stain that appears in July with the air conditioning running hard is not rain-driven. A stain that shows up only after wind-driven rain from one direction is. A dry, crisp-edged tide line is a record of something that already happened and may already have been repaired.

None of this is foundation movement, and reading it as such is how buyers order the wrong evaluation. (Texas A and M AgriLife, Protecting Foundations Under Dry Conditions.)

What an inspector can and cannot determine

Under Texas rule a real estate inspection is a limited visual survey and basic performance evaluation of the systems and components of a building using normal controls, and it is expressly not intended to be a comprehensive investigation or exploratory probe to determine the cause or effect of deficiencies (22 TAC §535.227). Everything on this page sits inside that sentence.

The inspector observes and reports interior evidence, reports exterior evidence, renders a written opinion as to the performance of the foundation, and correlates one against the other. What the inspector is not required to do, and should not pretend to:

  • Determine the cause. Separating soil-moisture cycling from an under-slab plumbing leak from an original construction deficiency is engineering and testing work, not visual work.
  • Predict what happens next. Inspectors are not required to anticipate future events or conditions.
  • Report cosmetic or aesthetic conditions, or wear and tear from ordinary use. Hairline seam cracking in a thirty-year-old house is not automatically a deficiency, and a report that lists every crack as a foundation finding is not thorough — it is unreadable.
  • Report past repairs that appear to be effective and workmanlike.
  • Estimate repair costs, make repair recommendations, or re-inspect.
  • See anything buried, hidden, latent or concealed — the reinforcement, the beam depth, the sub-grade moisture and the under-slab plumbing, all at once.

Where the evidence warrants it, the referral is a Texas-licensed professional engineer, and very often a licensed plumber for a static or hydrostatic test first. Naming that boundary is not a hedge. It is the reason an inspector can afford to tell you a crack is nothing.

What people get wrong

"There are cracks in the sheetrock, so the foundation has failed." In a soil that opens four-inch fissures every summer, some interior cracking is the expected outcome of ordinary conditions. Cracking is how a rigid finish accommodates a house that changes shape seasonally.

"A crack under a quarter inch is always fine." Nobody can source that threshold, and neither could we. Width alone is the weakest of the four variables.

"Cracks that close up again prove nothing." They prove a great deal. Texas A and M AgriLife describes the mechanism plainly: dry clay constricts and the foundation sinks, and returning moisture expands the clay and lifts it, potentially closing cracks. A crack that visibly narrows after a wet period is behaving like soil-moisture cycling, not like a static structural defect.

"I will get a free foundation inspection to find out." Consider the incentive. A free assessment by a company that installs piers is a sales call — possibly a competent one, but performed by someone compensated when the answer is yes. An engineer is paid the same whether the answer is piers or patience.

What to do about it

Document before you decide. Photograph each crack with something in frame for scale, date it, mark the ends, and write down the month a door started sticking. Two dated observations a season apart beat three opinions gathered in one week, and they cost nothing.

Look at water before you look at steel. Almost everything that drives differential movement here is a moisture problem at the perimeter: grade falling toward the house, downspouts discharging at the slab, a bed that ponds, an irrigation zone that soaks one elevation and misses another. Correcting those is not stalling; it is addressing cause before symptom, and it is far cheaper.

Be consistent on all four sides. The failure homeowners actually create is inconsistency — watering one elevation and not another, or diligently in June and not at all in August. That produces differential moisture and therefore differential movement.

Wait a season when waiting is the honest answer. For a large share of North Texas houses, monitoring through one wet-dry cycle is the correct next step. A door that latches again in March was not a structural failure in September. Nobody selling repairs will tell you this.

Escalate on corroboration, not on anxiety. Bring in a Texas-licensed professional engineer when the signals agree and are progressing: cracking with offset, doors gone from sticking to unlatchable, tile cracked in a line, distress concentrated in one area, and matching exterior evidence such as stair-step cracking in the brick or a displaced brick ledge. Order a plumbing static test alongside. A repair proposal without an elevation survey, a date and a plumbing test is a quote, not an evaluation.

Common questions

Are cracks in the sheetrock normal in a Dallas house?

Hairline cracking at door and window corners is extremely common and, on its own, is not evidence of a foundation problem. Framed walls concentrate stress at the corners of openings, and North Texas houses change shape seasonally because the clay beneath them does. What makes a crack worth attention is displacement — one side offset from the other — a pattern that corroborates with binding doors and floor slope, or measurable growth across two seasons.

My doors stick in summer but not in winter. Is that a foundation problem?

That seasonal pattern is characteristic of soil-moisture cycling rather than a static structural defect. Perimeter clay dries and shrinks through a hot North Texas summer, the slab responds, and exterior-wall doors bind; when moisture returns the clay expands and the openings often come back. Texas A and M AgriLife describes exactly this — cracks that potentially close when moisture returns. Document which doors, in which walls, in which months, and see whether the cycle repeats before spending anything.

How out of level is too far out of level?

There is no published threshold we can point to, and any number quoted to you should be traced to its source before you act on it. Slabs are poured to a construction tolerance, not to flatness, and a thirty-year-old North Texas house will read out of level somewhere. What matters more than the number is the shape of the surface — a smooth dish or dome versus a sharp local break — and whether it agrees with the cracks and the doors. Two surveys in different seasons can legitimately differ, so an undated elevation map is of limited use.

Does a ceiling stain mean the roof is leaking?

Often not. In a DFW house the air handler and ductwork usually sit in the attic, so a clogged condensate line, an overflowing secondary pan, or a sweating plenum stains a ceiling the same way a roof leak does — typically in summer, with no rain involved. Bath or dryer exhaust discharging into the attic produces a third version. Season, pattern, and whether the stain is active or a dried tide line usually separate them, but chasing water to its source is beyond a limited visual inspection.

Should I have an engineer look at it, or an inspector?

Start with the inspector and escalate to a Texas-licensed professional engineer only if the evidence corroborates. An inspector reports performance across the whole house and can tell you whether the interior signs agree with the exterior signs. An engineer analyses cause and specifies remediation, and is paid the same regardless of the conclusion — which a repair contractor offering a free evaluation is not. Where under-slab plumbing could be involved, order a static test from a licensed plumber at the same time.

Will patching the cracks make the house harder to sell later?

Patching is not concealment if the underlying condition is disclosed, but it does destroy your own evidence. Repair the finish without photographing, dating and measuring first and you lose the ability to tell whether it comes back and how fast — the single most valuable piece of information you can hold. Under the Standards of Practice an inspector is not required to report past repairs that appear effective and workmanlike, so a well-executed, stable repair generally does not become a report line on its own.

Top
